Mobilisation Surveyor

Overall Purpose of Job

GVAs Property Management acts for investors and occupiers in the office, industrial and retail markets, managing a cross-section of commercial property types. We combine experience and knowledge with innovation and creativity, handling national and international portfolios for a wide variety of clients. The team is undergoing significant change and investment, aimed at growing further this already successful business unit by being more aligned to clients needs, efficient and robust. Part of this process is the newly created Mobilisation Team which is solely responsible for the take on and set up of new Property Management instructions and the handover of existing ones. We are looking for an individual who play a significant role will role in the success of this team by carrying out the surveying activities involved in Mobilisation and interaction with clients and other members in Property Management Consultancy, Property Management Accounts and Facilities Management. All of this will contribute to our excellent record of looking after assets/portfolios for individual investors, property companies and institutions. Our aim is to achieve the highest quality service in all aspects of property management ranging through day to day activities at the properties to financial control to developing asset enhancing initiatives with our clients. We have a busy, friendly property management team in which all members are encouraged to participate to take our business forward.

Main Duties, responsibilities & Accountabilities

To ensure smooth transition of properties/portfolios into/out of the business as usual and reduce risk to the business to zero Coordination of Mobilisation BAUs activities Client liaison and collation of key data required for the efficient and effective property management service Liaising with other members of Property Management and Accounting and Facilities Management to ensure tight timescales are met Collation of documentation, leases, licences, deeds, reports, surveys Identification of on-going matters and agree strategy in conjunction with client and BAU surveyor Review previous Management Report to identify on going issues Identify breaches by tenants & notify relevant parties Review existing service charge budgets and where appropriate create new service charge budgets in conjunction with FM and BAU surveyor. Collate all supplier agreements Carry out take-on/handover meetings with existing/new managing agent Agree strategy for arrears in conjunction with PMA Identification & collection of required statutory and Health & Safety documentation and identify risks Agree void unit strategy with particular regard to payment of rates and service charge Notify relevant authorities of change of managing agent

Desired Knowledge, Skills & Experience

Detailed knowledge of Property Management and wider surveying activities Able to work independently and use own initiative Client Facing Experience Private Practice or Property Management or Property Management Accounts experience Excellent communication skills Ability to work effectively under pressure and prioritise workloads Comfortable requesting actions of other team members in order to meet deadlines Proven ability to work as part of a team Highly Professional
